ALL MEN BY THESE PRESENTS
That I, J. E. Gibbons, of the aforesaid county and state for and in consideration
of my interest in the boyhood and future citizenship of this State, in
consideration of my appreciation for the ideals, training, and program
of The Boy Scouts of America and for and in consideration of the high regard,
expressed and demonstrated, of my deceased father, W. H. (Billy)
Gibbons for the Boy Scouts, their program and training and for other good
valuable considerations, hereby and by these presents do grant, let and
lease to the Comanche Trail Boy Scouts of America, incorporated, all that
land in San Saba County, Texas, about 15-miles South from Richland Springs,
and lying on along and on the South side of Brady Creek above and near
its junction with San Saba River and being about twenty-five(25)
acres in the W. K. Pauling #68 Survey and being the same lands used
and occupied by the said Boy Scouts of America for several years for camping
and outing purposes, and upon which said organization now has a swimming
pool, some structures and has erected a modest monument ot the memory of
said W. H. (Uncle Billy) Gibbons. It is agreed, stipulated and understood
that this grand, right and easement shall is, and shall be for a term of
25-years from the date hereof and is for the sole use and purpose of said
The Boy Scouts of America, their officers and representatives, and for
the encouragement and promotion of Boy Scout training and activities in
this area, i.e., in teaching and training boys in self-reliance, courage,
honor, patriotism, good citizenship, good sportsmanship, and all the kindred
virtues now in use and that may be added to the Scout Program.
It
is further agreed, stipulated, and understood that the use possession and
occupancy of the aforesaid premises for the purpose above stated, together
with the right of ingress and egress, is granted solely and exclusively
to Scouts, Scouters, their officers and representative and the rights and
privileges herein granted, shall not by the grantees be extended to others
The purpose and intention of this grant being that the grantees may feel safe in their tenure to the end that they may place more adequate, and more permanent improvements upon said premises, it is agreed and stipulated that upon the termination of the rights, uses and privileges herein granted, the grantees may remove any and all improvements placed thereon, by them.
